• Confirm that water, electric and gas service are on, with pilot lights burning.

• Ensure that pets won't hinder the inspection. Ideally they should be removed from the premises or secured    outside. Tell your agent about any pets at home.

• Replace burned-out light bulbs to avoid a "light is operable" report that may suggest an electrical problem.

• Test smoke and carbon monoxide detectors, and replace dead batteries.

• Clean and replace dirty HVAC air filters. They should fit securely.

• Remove stored items, debris and wood from the foundation. These may be cited as "conductive    conditions" for termites.

• Remove items blocking access to HVAC equipment, electric service panels, water heaters, attic and    crawlspaces.

• Unlock areas the inspector must access: attic doors or hatches, electric service panels, closets, fence    gates and crawlspaces.

• Trim tree limbs to 10 feet from the roof, and shrubs from the house, to allow access.

• Attend to broken or missing items such as doorknobs, locks and latches, windowpanes, screens and locks,    gutters, downspouts and chimney caps.


• Confirm that water, electric and gas service are on, with pilot lights burning. If the property is bank owned    most banks will turn on utilities for a small period of time.

• If the home is on a lock box (no SUPRA) ensure you have the code before I arrive or make arrangements for    your Realtor to meet us on site.

• Hire trusted professionals. Ask associates for references. Interview inspectors over the phone. Double    check certifications and find out if they belong to any professional organizations. Check their standings    within these organizations as well.

• I love to inform and educate my clients. Attend the inspection and ask questions. By attending the    inspection you will have a chance to learn your way around the home and get an in-depth look at the    property. Buyers who attend inspections can be assured that every detail has been inspected, and a    thorough job done.

• Make a list of any question you have for the inspector and any concerns you have about the property.    Bring your list with you and ask the inspector to address or pay special attention to these areas.

• Remain reasonable. Every home inspection will uncover some flaws in the property. Expect problem areas,    and plan to address them with the seller. Consult your contract to determine whether you have and    inspection contingency clause and speak to a professional if necessary.
